What it is

Understanding USDA Loans

USDA loans are backed by the U.S. Department of Agriculture's Rural Development program. They're designed for low- to moderate-income buyers in eligible rural and suburban areas — and a surprising amount of Florida qualifies, including many areas just outside Tampa, Lakeland, Spring Hill, and other commuter zones.

USDA loans require zero down payment, have low monthly mortgage insurance, and rates are competitive. Andrew Kashella can quickly check whether the property you're considering is in a USDA-eligible area and walk you through the income limits.

Frequently Asked

USDA Loans Questions

Is my Florida address USDA-eligible?

Many areas around Greater Tampa, Brandon, Spring Hill, Plant City, Brooksville, and parts of Pasco and Hernando counties qualify — and so do most rural communities. Send Andrew the address and we'll check the USDA eligibility map for you in seconds.

What are the income limits?

Income must be at or below 115% of the area median income. For Pinellas County, that's roughly $112,000 for a 1–4 person household and $148,000 for 5+ (limits update annually).

Can I use a USDA loan for a second home or investment property?

No — USDA loans are strictly for owner-occupied primary residences.

How long does USDA approval take?

Most USDA loans close in 30–45 days. A small portion of the underwriting goes through USDA's regional office, which can occasionally add a few days.
